Irrigation in Gilbert

A town where everything was installed at once

Gilbert went from farming community to one of the fastest-growing suburbs in the country inside a couple of decades, and the irrigation story follows directly. Enormous numbers of homes across Val Vista Lakes, Islands, Agritopia, Seville, Power Ranch and the subdivisions between them were built in tight clusters of years, with builder-spec irrigation put in to the same pattern on every lot.

The practical consequence is that Gilbert irrigation faults come in waves. Valve diaphragms and solenoids from a given build year fail across a whole neighbourhood within a season or two of each other. Controllers from the same era give out together. When a neighbour has just had valve work done, there is a decent chance the same repair is in your near future.

Big turf, HOA standards, and what that means

Gilbert kept larger front-yard turf areas than a lot of the newer East Valley, partly through HOA landscape standards. Large turf means rotors rather than spray heads on many lots, and rotors have their own failure mode — they keep popping up and keep throwing water long after the internal gear drive has stopped rotating, so the fault presents as a scorched stripe rather than an obvious break.

It also means the visible cost of a fault is higher. A dead patch in a large, prominent, HOA-standard front lawn is a problem people want dealt with quickly, particularly in the run-up to fall overseeding when a bare stripe will be visible all winter.

What we see most often in Gilbert

  • Rotors that stopped rotating. The most under-diagnosed fault on Gilbert's larger lawns.
  • Original builder valves at end of life. Stuck-open zones and non-firing zones on systems that all went in the same year.
  • Zones carrying too many heads. Builder layouts optimised for cost, so the last heads on a run have never thrown properly.
  • Controllers that were never re-programmed. One schedule running year-round on a lot with significant turf, which is expensive in a Gilbert summer.
  • Drip in the back, turf in the front, one program. The classic builder shortcut that cannot be scheduled correctly for either.

How It Works

What Happens When You Call

Four steps from your first call to water landing where it should.

01

Call or Text

Tell us what the yard is doing — a dead patch, a wet spot, a zone that will not come on. We will tell you on the phone what it most likely is.

02

We Run Your Zones

Nothing gets quoted from a description. We run every zone, watch it, and find the actual fault instead of replacing parts and hoping.

03

We Explain It, Then Fix It

You hear what is wrong and what it takes to put right, in plain language, before any work starts. No surprise additions.

04

We Test It With You

Zones run again at the end so you can see the repair working, and the controller gets set up so you know what it is doing.

Frequently Asked

Sprinkler Repair in Gilbert — Common Questions

What Gilbert homeowners ask us most.

Quite possibly. Gilbert subdivisions were built in tight clusters of years with the same builder-spec valves, so they tend to reach end of life together. It is worth having the manifold looked at before a zone sticks open in July rather than after.
On a large Gilbert lawn that is usually a rotor that has stopped rotating. It still pops up and still throws water, so it looks like it is working, but it parks in one position and cooks a line into the turf while the rest of its arc goes dry.
Both, and usually on the same visit. Most East Valley yards run turf on spray heads or rotors and everything else on drip, off one controller. They fail in completely different ways, so we would rather run every zone while we are there than have you call us back.
Monday–Friday, 8:00 am – 4:00 pm. Closed Saturday and Sunday. Call or text (480) 555-0100 and if we are under a valve box when you ring, we will get back to you.
The usual signs are a water bill that stepped up and stayed up, a patch of ground that stays soft, turf or gravel that has started to sink, or a zone that has lost pressure at the far end. The quick test: shut off every fixture in the house and watch the water meter. If it is still turning, something is running.
We focus on residential irrigation — houses, not commercial or municipal sites. That focus is what lets one person actually diagnose a system properly instead of working through it at volume.
